We have a wide range of experience in the residential sector on a variety of scales from the smallest development to a multi-phased development of approximately 130 dwellings. In previous employments our employees have constructed numerous residential properties, including apartments, small and large family homes as well as speculative houses for property developers and house builders.
Our company has experience in a wide range of planning projects and in the current planning context, our dual architectural and planning expertise provides a unique service to our clients. We are able to tackle projects in a different way to other architect practices or planning consultants with the benefits of both disciplines, but without the dual fee!
In previous employments, our Managing Director has worked directly for a medium scale house-builder & developer which helps us to fully understand the requirements and aspirations of our clients and better equips us to maximise the development potential of the sites

Conversion of Character Property into seven bespoke, high quality apartments.
The existing, unique, property which sits in substantial mature grounds has become too large for family life and a sensitive scheme was developed to create individual, bespoke residential units, many with their own front door and private external space. |

Development of 24 apartments on Brownfield site in Town Centre.
Sitting on an prominent site in the Town Centre, this site has been vacant for a number of years. The site is also on a category C2 flood plain which prevents any residential developments. We worked with a Flood Consultant to overcome these issues and develop a robust scheme reflecting the characteristics of the area and addressing the context of the site. |

Mixed Use development comprising Retail, Workshop, Live/ Work and Residential Apartments.
Sitting on an prominent site on a main road into Llangollen, the site has a number of challenges. The tight site has a storey difference in levels and fronts directly onto the River Dee which is designated as an SAC and SSSI site. The brief called for a contemporary but responsive design reflecting the industrial nature of the surrounding buildings. New contemporary additions were added to the existing mill to provide a new circulation core and a roof top extension. |

Development of 130 dwellings on a vacant Industrial SSSI Site, incorporating two reservoirs. Sitting on a unique site in North Manchester; the industrial units had become uneconomical to continue in operation. The surrounding site whilst classified as an SSSI had become overgrown and derelict. The proposals sought to enhance the existing reservoir whilst creating a new vehicular access and greater public penetration into the site. The proposals aimed to create a range of housing catering for the requirements of the community. |

A development of 24 apartments, originally forming part of a larger scheme approved in 1977. We managed to proved that the original scheme had been implemented and therefore this scheme was still able to be implemented. Minor amendments to update external appearance. |

Development of 4 bed terraced property in New Islington, Manchester.
The project sought to develop 26 plots within the New Islington Development in Manchster City Centre. Each plot measured between 4 and 5m wide and was limited to 5 storeys tall. We developed proposals for a split level, 4 storey family house with individual and communal open spaces, where the residents could find santuary as well as participate in family activities. The external materials sought to combine traditional materials, such as timber with contemporary materials such as a green vertical wall and green roof. |

Development of up to 33 apartments on coastal site.
A development of up to 33 apartments located directly adjacent to the sand dunes with uninterrupted views of the beach. Forming part of a linked development with a leisure scheme, the apartments are designed to maximise the impressive views whilst responsive to the harsh coastal conditions. |

Development of a detached bungalow and two family dwellings.
The existing Greenfield site was used for the grazing of ponies with the Site owners having a requirement for a bespoke bungalow to cater for their individual and specific accessibility issues. A design was created utilising modern technologies including whole house automation to provide a higher quality of life. |

Northern Quarter, Manchester City Centre. 5 storey Mixed Use development comprising Ground Floor Retail with 3 Residential Apartment units above.
The brief called for an innovative and creative solution to this tight cleared infill site in the heart of the Northern Quarter in Manchester City Centre. With a site area of approximately 55m2 and frontage of only 5.5m the internal layout was critical to maximise the development potential of the site. With only 1 main façade suitable for windows, we developed an efficient layout maximising every aspect of the design. |

A re-invention of the speculative developer house combining modern forms of construction, zero carbon and customisable. The project aimed to reinvent the speculative developer house from first principles, creating higher density but family friendly housing with an individual private garden and a comparable cost to traditional speculative houses. The project would utilise modern methods of construction, sustainability & energy efficient issues to produce a zero carbon house with minimal utility bills. The standards modules are customisable to create terraced, semi-detached & detached dwellings, depending upon the site constraints and context and extendable from 2 bedrooms to 4+. The external facades & internal layouts would be customisable at the marketing stage (and beyond) to create individual, bespoke life-time homes. |

Redevelopment of an existing Restaurant site for 5 large contemporary family Eco-homes in an Area of Outstanding Natural Beauty (AONB), Llanbedr, Denbighshire.. Sitting on an prominent site on the main road, the site has a number of challenges. The site is steeply sloped and sits within an Area of Outstanding Natural Beauty (AONB). Due to the unique location a sustainable development of Eco homes was proposed harnessing the natural resources. A large amout of work including viability, alternative uses and affordable housing reports were undertaken to prove a residential development was a suitable redevelopment for the site. Sitting on an prominent site on a main road in Prestwich, the site has a range of TPO trees and is within an Environmentally sensitive area. The brief developed to create a courtyard development with private rear gardens but communal areas within the courtyard to create a community feel to the development. |

Conversion and Part New Build, Hale, Altrincham.
The existing building contained a self contained apartment, B1 Office suite and Retail Unit. The approved scheme removed recent unsympathetic additions and replaced with senstive extensions to create two contemporary family homes. |
